What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service needed?

Property taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more square footage than you have! Unless an appraiser has recently performed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your property up for sale

A measuring service will secure fair market value for your home. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since square footage values are often estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).
